General Terms and Conditions

Tenancy typically starts and ends on a Saturday. The premises are open for tenancy from 4 pm. Any additional, unannounced persons will be turned away.

On the day of departure tenants are expected to leave the premises by 10 am.

The down payment of 20% shall be lodged immediately after receiving the booking confirmation; reservation is only final after reception of the down payment;

The final payment is due at least ten days before commencement of tenancy. If the final payment has not been received on the day of arrival, the tenant will have to pay a fee of 6% in addition to the final payment.

Included in the rent are: furnished apartment (including bedding, towels), heating, electricity, warm water, radio, satellite television, internet connection, use of the sauna, parking space. 3.8% VAT are included. (Visitor’s tax has no VAT).

The landlord is to be informed of any cancellation as soon as possible. If no substitute tenant can be found, the tenant is liable for the following amount of rent:

- less than 1 month before commencement of tenancy: 100 %
- less than 2 months before commencement of tenancy: 75 %
- less than 3 months before commencement of tenancy: 50 %
- less than 4 months before commencement of tenancy: 25 %

An insurance against cancellation is strongly advised.

Further regulations:

During tenancy the tenant has the right to use the full premises including furnishing, bedding, kitchen and bath towels as well as any implements according to inventory. Missing or damaged objects are to be reported immediately.

The tenant will be charged with the cost of any missing objects or any damages to the apartment, including any furnishings.  

If the tenant breaches any area of this contract the tenancy shall be immediately rescinded. The owner shall reserve the right to enter the property in order to exercise this right. All persons named in the agreement will be required to leave the premises. In this case the owners will retain rental and deposit monies (where damage has been caused).

These terms shall be governed by and construed in accordance with the Swiss Code of Obligations on tenancy (OR Art. 253-274).
